Pro Forma Creation
If you want to spend more time on finding deals, let us do the dirty work in Excel. We'll develop a custom model for your deal, working with you on all the assumptions. We'll also create a sensitivity analysis so you know exactly how much flexibility you have on purchase price, construction costs, timing, sales pricing, and/or rental rates.
Valuation
Have confidence in your negotiation when you know your maximum offer before going to contract. After contract, we'll make it dead simple to update your assumptions as your due diligence proceeds. By the end of due diligence, you'll go to closing with sure of your deal or know exactly what you need to renegotiate make the deal work.
Distributions & Waterfalls
Once you have the right deal, you'll want to show your limited partners what the deal looks like for them. From the deal-level leveraged returns, we'll help you visualize your cash-on-cash and IRR returns. Then, we'll show your investors accrual and distributions of preferred return and excess returns in a single- or multi-tier distribution waterfall.
